1. Curling, Buckling, or Missing Shingles

Check on the roof valleys as well – where the slopes of the roof meet each other. The valleys direct water into gutters and are also prone to damage. When the shingles are missing, your roof will leak water into your house.

Also, check on the gutters and downspouts. If you happen to see shingle granules in there, it’s a sign the shingles are wearing out.

2. The Roof Is Old

Depending on your roofing material, the average roof lifespan is between 20 and 50 years. Asphalt shingles last between 10 to 20 years, while metal roofs last 30 to 50 years. Clay tiles last on average 40 years.

Mark the date you install a new roof so that you can estimate its lifespan. You can decide on replacing your roof entirely or overlaying the existing shingles. Overlaying existing shingles can be about 25% less expensive than having your entire roof replaced.

However, it’s important to replace your entire roof. The reason is that you can discover any problems lurking under the old shingles, which will give your new roof a longer lifespan.

3. A Cracking or Rusting Chimney Flashing

You should also check on the condition of the chimney flashing. Flashing is a roofing material that creates a water-tight seal around the chimney.

The material is either aluminum or steel. On average, the flashing lasts 30 years. But, if it starts to rust or crack, water will seep into the chimney and house.

4. Sagging Spots and Leakage Signs

Do you see drooping or sagging spots when you look up to the roof? If so, your roof has moisture damage and needs replacing.

Leaks on the roof are also a clear indication you need to replace the roof urgently. You know there is a leak not only through drippings when it rains but also by checking for signs on the ceilings and walls.

Some of the signs to check are water stains, spots, mold and mildew, and peeling paint. You should address moisture damage urgently when signs appear. That is because rot will spread and make the issue worse.

5. Higher Energy Bills

Has your energy bill spiked up in recent months? High energy bills can be from excess energy escaping because of poor ventilation and home insulation in the attic and roof.

That shows your roof is underperforming and needs replacement. When you address this issue in your attic, your energy bill is going to come down.

6. Presence of Daylight in the Attic

There is a problem when you see the light coming through the roof boards while in the attic. The same openings letting in light will also let in water when it rains.

While in the attic, check around to see water leakage and moisture on the roof boards. If so, replace your roof immediately.

7. Missing Gutter Aprons

Gutter aprons prevent water runoff from dripping sluggishly away at the roof edge. If they are missing, water could damage the soffits, fascia, and any other wood that can rot.

It’s easier to install gutter aprons with a new roof. But, it’s also possible to install them under the existing shingles.

8. Roof Cement or Tar Patchwork

When you look at the chimney, do you see cement or heavy tar? Some unscrupulous roofers use cement in place of flashing, which is wrong.

The cement is unattractive, and it easily cracks and leaks. That can lead to more damages. If you notice this, repair your roof instantly.

9. Missing Granules

If your roof is missing granules, it’s also losing its waterproofing properties. Check the gutters and see if you will find granules build up.

Also, look at your downspout splash pan and see if there are granules. Often you can shake it, and if you hear a rattling, it’s a sign they are falling off, and the roof needs replacement.

10. Ice Dams

Are there ice dams on the edge of the roof? If you spot them, you will need to replace a roof. To end ice dams and protect your home, you need to have proper ventilation, adequate insulation, and an ice and water shield.

11. Peeling Exterior Paint

Another way to know your attic isn’t circulating enough air is by checking the paint near the roofline. Peeling paint means that there is moisture and an increase in humidity in the attic.

Peeling paint is another indication that your gutter system is failing and need replacement.
